To meet the demand for new industrial lands and promote an intensive and economical utilization of land, the Zhongshan Measures for Administration of New Industrial Land (hereinafter referred to as the Measures) was recently promulgated, saying that a sub-category "New Industrial Land (M0)" has been added to the category "Industrial Land (M)".
According to the Measures: the land area of a new industrial project shall be larger than 2 hectares and for the industrial premises that are separated by building; the floor area of each basic unit shall be no smaller than 2,000 square meters; for the industrial premises that are separated by floor, the floor area of each basic unit shall be no smaller than 500 square meters; supporting service facilities can be separated and transferred by proportion together with industrial premises.
The maximum floor area ratio of supporting service facilities for new industrial lands may be raised to 30%. Besides, the floor area ratio of Class I industrial land may be 3.5 in the maximum while that of new industrial lands may range from 3.5 to 6 and maximum building height shall be 120 meters.
New available industrial lands may be new lands, lands that belong to "industrial reform M0" after "three-olds transformation" and M0 arising out of transferred industrial lands.
New industrial lands refer to lands geared towards Zhongshan's orientation of industrial development, where R&D, creativity, design, pilot study, detection, pollution-free production, productive consulting services and other innovative industrial functions and relevant supporting services are rendered.
Current pilot sites for new industrial lands in the city include the Torch Hi-tech Industrial Development Zone, Tsuihang New District, Qijiang New Town, Minzhong Innovation Park and other key areas. The Zhongshan Bureau of Natural Resources will take charge of arranging new industrial land projects as a whole.
